A driveway that is cracked, sunken or stained makes the whole front of a house look tired. We build new driveways and replace old ones with hot mix asphalt over compacted stone, so rain runs off instead of soaking in. The base work gets its own line on your estimate, next to the compacted thickness. Out comes the old surface, the slope is reset to push water off toward the street, and the edges are finished by hand. A new driveway is one of the first things a buyer or a neighbor notices.
Broken pavement costs a property owner customers and invites claims. We pave and repave lots for plazas, condo associations and offices, from a few dozen spaces to a full complex. Work is split into phases so residents and deliveries keep moving, and standing water is dealt with before new asphalt goes in. Stripes and accessible spaces are painted at the end, so the lot reopens ready to use. Boards and managers receive the phase plan in writing, with each day's closed areas listed so tenants know where to park.
A crack left alone through one summer of storms becomes a pothole by fall. We repair cracks, potholes and sunken patches by cutting out the weak asphalt, rebuilding the stone beneath and compacting a patch flush with the surface. Fixing damage early costs a fraction of paving over it later. The estimate lists each spot, so you see the price of every repair. Crumbling edges, trench cuts and low spots that hold water get the same treatment, and each patch is rolled until it sits level with the pavement around it.
Asphalt Resurfacing
A surface can look worn out while the ground under it is perfectly fine, and then a new top layer is the cheaper answer. Our crew lays a new layer of 1.5 to 2 inches over a surface that has been cleaned and patched, which leaves the pavement smooth and dark once more. Before anything goes down, the base is tested, since an overlay laid on a collapsed base collapses too. Cracks are routed out and filled, then the edges are shaped to shed water. Driveways and lots can both be resurfaced, and the estimate states how much height the new layer adds at the garage door and the curb.
Asphalt Sealcoating
Sunshine, storms and dripping oil leave asphalt gray and brittle years before it fails. We scrub the surface, fill the cracks and roll on a protective sealcoat that slows the wear and brings back the deep color. The cost is far below that of new pavement, and the treatment works best while the surface is still sound. Big lots get sealed one section at a time, so customers can still park. Oil stains are primed first, because sealer only grips a clean surface. Your estimate says how many coats go on.
Parking Lot Striping
Paint that has worn away leaves drivers guessing and a lot looking forgotten. We lay down stalls, arrows, fire lanes and accessible spaces on lots that are new or already in use. Every mark is chalked on the pavement first, so the space count and traffic flow follow your plan before any paint is sprayed. New lines go on after paving or sealcoating, and big lots are restriped in sections so they stay open. Clear accessible markings also shield the owner.
